2018 Continuing Education Program

 

Our 2018 educational series will be held on October 26 & 27 at the Tri-Cities Association of Realtors (TCAR). We will be meeting in the upstairs conference room with registration open at 8:00 AM and class starting at 8:30 AM. TCAR is located at 7151 W. Clearwater Avenue in Kennewick. Lunch will be on your own.

Photography and Inspection Requirements

 

A lot of confusion exists regarding the required level of inspecting the subject and comparables.  Even more confusion involves the use of MLS, historic, and personal photographs.  Many appraisers have incorrect information regarding these issues.  This class will explain the USPAP, Fannie Mae, FHA, VA, and legal requirements and bring clarity to photograph and inspection requirements.

Questions answered in class:
• Can I use MLS photos?
• Since the MLS photo shows what the house looked like when it sold isn’t that the best photo for my appraisal?
• Since there’s a gate blocking the way, can I use MLS photographs instead of my own?

 

Practical Use of Excel

 

This class will demonstrate how the Excel program can help appraisers improve the quality of their appraisals.  This is a “hands-on” – bringing your computer is optional – training where Richard will provide each appraiser with an Excel file and take you through several EZ problems, in a step-by-step method for determining adjustments, regression analysis, calculate average/median sales prices and organize data and photographs.

Once you learn these EZ steps in Excel, you might skip purchasing an expensive “adjustment program” from someone else.  Better appraisals at a lower cost is the goal of this class.

USPAP 7-Hour Update

 

This one-day course outlines updates to the Uniform Standards of Professional Appraiser Practice requirements for 2018-2019. Participants are required to bring their own copy of the 2018-2019 USPAP with them to class. The new USPAP book will not be provided by the Columbia Basin Chapter for this class.
